RE/MAX Lakes Realty Property Management Service and Fee Schedule

Thank you for your interest in our property management services. We aim to provide professional and friendly
service to you and your tenants and want to establish a long‐term working relationship. Below is a summary of our
fees and services

1. Long‐Term Lease Fees (3+ Months)

  • Placement Fee: ½ of One Gross Month’s Rent (Per vacancy filled)
  • Background check (online service, owner’s discretion): $15.00
  • Management Fee: 10% Gross Monthly Rent
  • FED Fee: If eviction is necessary, there is a $200 FED (Forcible Entry and Detainer Fee).
  • Cleaning Fee: $.15 per sq ft.
  • Late Charges Fee: ½ of all late charges
  • Collection Fee: 10% of any outstanding payments collected after property is vacated.

2. Short Term Lease Fees (Vacation Rentals under 3 months)

  • No Placement fee.
  • Management Fee: 18% of Gross Rent
  • Background check (online service, owner’s discretion): $15.00
  • FED Fee: If eviction is necessary, there is a $200 FED (Forcible Entry and Detainer Fee).
  • Cleaning Fee: $.10 per sq ft.
  • Late Charges Fee: ½ of all late charges
  • Collection Fee: 10% of any outstanding payments collected after property is vacated.

3. Services:

  • Access to online reservation/rental software (In process)
  • Advice on market value for your property.
  • Online Advertising and Marketing with photos (any other paid advertising is the cost of
    advertising paid by the landlord).
  • Will show the property to prospecting tenants and receive applications.
  • Perform background check (long term lease only) at request of owner ($15.00 fee to owner)
  • Help select your tenant, You have the final decision if you wish.
  • We handle all the paperwork and book‐keeping.
  • All payments go through our trust account and proceeds distributed monthly.
  • If there is a problem, the tenant calls us, not you.
  • If something needs fixed, you approve, and we manage it.
  • If the tenant doesn’t pay we knock on the door and take care of any and all eviction paperwork
    and such.
  • Will line up cleanings and maintenance
  • Coordinate with HOA when necessary
  • Bi‐annual inspections of the property.
  • Provide emailed monthly reports.
  • Owner is completely hands off if they want to be
